- What does sqmly do?
- You paste a Rightmove URL and we return a Habitable Rating for the property. The rating combines six dimensions to give you a single, source-backed view of how worthwhile the property is to live in, before you book a viewing.
- How is the Habitable Rating calculated?
- The rating is a weighted average across six dimensions:
- Space and Size, derived from the listing's floor plan.
- Safety, based on local indicators.
- Convenience, based on nearby amenities and services.
- Transport, based on stations, stops, and journey times.
- Crime, based on data.police.uk reports.
- Noise, based on environmental and contextual data.
- The model is provisional. Weights and benchmarks evolve as the dataset grows, and each dimension shows its own confidence indicator on the result page.
- Where does the data come from?
- We use authoritative UK public sources, including:
- Office for National Statistics (ONS)
- HM Land Registry
- Ordnance Survey (OS)
- Ofsted
- Food Standards Agency (FSA)
- NHS
- Department for Education (DfE)
- Department for Transport (DfT)
- DEFRA
- data.police.uk
- Transport for London (TfL)
- OpenStreetMap
- What sites can I analyse?
- Rightmove only at v1. Zoopla and OnTheMarket are planned and we will announce them when the integrations are stable.
- Why does the Space and Size score sometimes look off?
- The floor-plan OCR is provisional. We read the gross internal area from the listing's PDF or image, and that reading can be off when the floor plan is low-resolution, has unusual labelling, or omits dimensions. When confidence is low, we flag the dimension as “low” on the result page so you can treat the value with appropriate caution.
- Why is Crime “coming soon”?
- The Crime ETL ingests data.police.uk monthly releases and is currently rolling out nationally. It will be available shortly. Until then, the Crime panel shows a placeholder.
- Is sqmly free?
- Yes, sqmly is free at v1. Paid features are planned, but we will not paywall results retroactively; anything you can see today will remain accessible.
- Do you sell my data?
- No. See the Privacy Policy for the full list of what we collect and how it is used.
- Can I request a property be re-analysed?
- Results are cached for 7 days. After that, the next request for the same listing will trigger a fresh analysis automatically.
- How do I report a bug or wrong result?
- Please use our contact page. We read every report.
- Is sqmly available outside England and Wales?
- England and Wales for now. Scottish and Northern Irish data sources differ in structure and licensing, and we have not yet integrated them. Coverage there is on the roadmap.
