How it works

sqmly turns a Rightmove URL into a transparent, source-backed Habitable Rating in three steps. The whole process runs server-side and finishes in a few seconds.

1. Paste a listing URL

Drop any Rightmove rental or sale URL into the box on the home page. We use the URL to identify the listing and pull the public details Rightmove already shows you, including the floor plan image and the listed postcode.

2. We read the floor plan

An open-source OCR engine extracts every room dimension and the gross internal area from the floor plan. We compute price per square metre and score the property against UK median floor area for its bedroom count.

3. We layer in the surroundings

We resolve the postcode to a precise location, then query official UK data sources to score Safety, Convenience, Transport, Crime, and Noise around the property. Each dimension cites its sources and confidence so you can see exactly where a number came from.

4. You get the answer

A composite Habitable Rating, a transparent breakdown across six dimensions, and a shareable result link. We never store your search history; cached results are anonymous and refreshed weekly.

Some dimensions are still rolling out. Space & Size, Transport, Convenience, Safety, and Noise are live; Crime data covers England and Wales and is being computed nationally.
