Terms of Use

Agreement to terms

By using sqmly, you agree to these terms. If you do not agree, please do not use the site.

What sqmly is

sqmly is a tool that analyses publicly listed UK rental and sale properties and produces a Habitable Rating across six dimensions: Space, Safety, Convenience, Transport, Crime, and Noise. It is an information aggregator. It is not professional advice. It is not a survey. It is not a legal document.

What sqmly is not

  • Not estate-agent advice and not a regulated property service.
  • Not a substitute for viewing the property in person.
  • Not a substitute for a qualified surveyor or building inspection.
  • Not a substitute for legal due diligence or conveyancing.

Accuracy disclaimer

sqmly aggregates data from third-party sources, including but not limited to Ordnance Survey, the Office for National Statistics, OpenStreetMap, data.police.uk, postcodes.io, and Rightmove. We do our best to keep the pipeline current, but we cannot guarantee that every value is accurate or up to date.

  • Floor-plan reading is automated. The OCR step that extracts the gross internal area from listing PDFs and images can misread values; where confidence is low we flag it.
  • Scoring models are provisional. We refine weights and benchmarks as more data lands in the pipeline.
  • Listings change. A property removed or amended on Rightmove after we cached it may not match the live listing.

You should always verify anything important against the original listing and your own checks before making a decision.

Acceptable use

  • The service is for one user at a time; please do not share automated access.
  • Do not scrape sqmly or run automated tooling against our backend.
  • Do not attempt to reverse-engineer the scoring models or the API.
  • Do not resell sqmly results or pass them off as your own product.

Intellectual property

The sqmly site, branding, scoring methodology, and presentation of results belong to sqmly Ltd. Underlying public data we display remains the property of its respective publishers and is used under their licences, primarily the Open Government Licence v3.0. You should consult those licences if you intend to reuse the underlying data.

Liability

To the maximum extent permitted by UK law, sqmly Ltd is not liable for any property decision made using this tool, nor for any loss or damage arising from reliance on a Habitable Rating or any data presented on the site. You assume full responsibility for your property decisions. Nothing in these terms limits any liability that cannot lawfully be limited, including liability for death or personal injury caused by negligence or for fraud.

Indemnity

You agree to indemnify sqmly Ltd against any claims, costs, or losses arising from your misuse of the service, including any breach of these terms.

Termination

We may suspend or terminate access to the service for any user who breaches these terms, or where continued access poses a risk to the service or to other users.

Governing law

These terms are governed by the laws of England and Wales, and any dispute will be subject to the exclusive jurisdiction of the courts of England and Wales.

Changes

We revise these terms from time to time. Continued use of the service after a change means you accept the updated terms.
